How to vet a roommate before you move in together

Short answer

Confirm identity (name, photo, number), talk to a previous landlord or roommate, and meet in person. If you want a credit or background report, use a tenant-screening service the candidate authorizes, since those reports are covered by the FCRA.

Checks you can do

  1. Confirm they are who they say: name, photos and phone number line up across public profiles.
  2. Call a previous landlord or roommate.
  3. Meet in person or on a video call, and talk through money, guests, cleaning and quiet hours.
  4. If you want a credit or criminal check, use a tenant-screening service where the candidate applies and consents. The candidate has the right to see and dispute the report (CFPB).

Scams to avoid

  • "Roommates" who are abroad and want to send a check for more than the deposit. That is a fake check scam.
  • Anyone who asks for a deposit before you have seen the place.

Questions

Can I run a background check on a roommate without telling them?
