How to find out who owns a property

Short answer

Property ownership is public record. Search the address on the county assessor (tax) or recorder/register of deeds website for the owner name, and the recorded deed for details. If the owner is an LLC, the state business registry shows its registered agent.

Step by step

  1. Find the county the property is in.
  2. Search "[county name] assessor property search" or "[county] recorder of deeds" and use the official .gov site.
  3. Search by address or parcel number. Assessor records show the owner of record and mailing address for tax bills; the recorder has the deed and mortgage documents.
  4. If the owner is an LLC or trust, search the LLC in the state's Secretary of State registry for its registered agent and, in some states, managers.
Then look up the owner

Private search. Nobody is notified.

Common uses

  • Confirming a landlord actually owns the rental (guide).
  • Contacting the owner of a vacant or damaged property next door.
  • Checking a seller before a private sale.

Limits

Some states shield the addresses of judges, police and domestic violence survivors (address confidentiality programs). Do not use ownership information to harass anyone.
