Mortgage & financial services lead list calculator

For mortgage, lending and advisory teams that call or text leads: estimate how much of a lead list has a reachable phone number, and what the dead and landline numbers cost in wasted dials and texts. Every rate is editable; nothing is stored.

Why financial services lead lists go bad

  • Aged mortgage and refinance leads are often worked months after the form was filled in, and numbers change in that time.
  • Old customer and prospect lists pick up disconnected and reassigned numbers over time.
  • Application and quote forms include mistyped digits and made-up numbers.
  • Lists mix landlines in with cell phones, and landlines cannot receive texts.

How to get your real numbers

  1. Pull a random sample of 500 to 1,000 numbers from your lead list.
  2. Validate it against live carrier data (TrueSearch for Business does this in about 30 seconds per 1,000).
  3. Enter the dead, landline and VoIP percentages you get back above.
  4. Repeat per lead source to see which vendors send the most unreachable numbers.

Questions

Are the default rates typical for mortgage or lending leads?

No. They are editable placeholders, not industry statistics. Bad-number rates depend on the lead source and how old the leads are. Validate a sample of your own list and enter what you find.

Can I clean a list of aged mortgage or loan leads?

Yes. Upload the CSV to TrueSearch for Business and download it back with each number marked valid or dead, with its line type (mobile, landline, VoIP or toll-free) and carrier, so you can drop dead numbers before your team dials.

Can I use this for credit, lending or eligibility decisions?

No. TrueSearch is not a consumer reporting agency, and its data must not be used for credit, lending, insurance, employment or any other FCRA purpose. It only tells you whether a phone number works and what type of line it is.

Does this check Do Not Call, consent or litigator lists?

No. The calculator only estimates reachability, and TrueSearch for Business checks validity, line type and carrier. It does not verify consent and does not scrub against Do Not Call registries or litigator lists. Use your consent records and the official National Do Not Call Registry (donotcall.gov) for that.

This guide is general information, not legal advice. TrueSearch for Business checks validity, line type and carrier from licensed telecom data. It does not check the National Do Not Call Registry, state DNC lists or the FCC Reassigned Numbers Database. Not a consumer reporting agency; not for FCRA purposes.
